Warehouse Opportunities in Africa: Start With the Goods Flow and the Customer

A warehouse becomes a useful business when goods move through it reliably and customers pay for the service. For companies exploring African logistics markets, the opportunity can lie in handling equipment, inventory software, storage services and maintenance as much as in constructing new buildings.

JOTS Group is a Ghana based holding company and Africa opportunity entry platform. The developments below are verified facts; the proposed commercial approach is JOTS analysis.

Two signals, at different stages

On 28 May 2026, the World Bank reported that expansion at Ethiopia’s Modjo Dry Port was helping goods move faster and reducing logistics costs. It highlighted improved export-handling capacity and the need for coordination across roads and services along the Djibouti corridor. The lesson is to assess the whole goods journey, not the storage building alone.

IFC’s Asmara Group disclosure, first published on 13 July and updated on 23 October 2026, describes a proposed loan of up to USD 50 million for two developments: a Lusaka hotel and a Djibouti warehouse. Its status remains Pending Approval. The amount is not solely for warehousing, and the disclosure is neither committed funding nor an open supplier tender.

Define the paying flow

Start with one commodity, customer segment and location. Establish where goods originate, their destination, shipment frequency, average storage duration and seasonal peaks. Ask customers what they currently pay for storage, handling, damage, waiting time and stock discrepancies. More floor area does not automatically solve a slow release process or unreliable trucking.

Separate the revenue streams. Storage may be charged per pallet, tonne or day; receiving, picking, loading and value-added services may be priced separately. Confirm minimum volumes and payment terms rather than treating expressions of interest as contracted demand. Test a downside case with fewer customers and slower collection.

Match equipment to the operating model

Potential supply roles include forklifts, conveyors, weighing systems, racking, scanners, inventory software and loading equipment. Qualified specialists should assess floor loading, aisle widths, fire protection, power, ventilation and the cargo’s handling requirements. Food, chemicals and general merchandise cannot simply share the same operating assumptions.

Plan local parts, operator training, servicing and backup arrangements before quoting. A lower purchase price can be outweighed by downtime or imported consumables with long lead times. Software proposals should address barcode quality, connectivity interruptions, data access and integration with the customer’s records.

Make accountability visible

Agree how goods are counted and inspected on receipt, where custody changes, and how shortages or damage are recorded. Define stock reconciliation, release authorisation, security, insurance and claims responsibilities. Obtain local advice on required operating permissions and any customs-controlled storage arrangements before promising a service.

Track a small set of operating measures: inventory accuracy, receipt-to-availability time, order turnaround, damage rate and equipment downtime. Compare them against an agreed baseline. For investors, assess both site economics and the operator’s ability to execute; infrastructure announcements do not establish a tenant pipeline.

Actionable takeaway

Interview three shippers in one location and map a recurring storage or handling bottleneck. Offer a paid workflow assessment or a limited equipment-and-service pilot in an existing facility. Use measured throughput and customer acceptance to decide whether expansion is justified.
